What changes market to market is the approach, not the tub. In the western Hill Country — Lakeway, Bee Cave, Rob Roy, Barton Creek, Spanish Oaks, Steiner Ranch — the driveway is usually the whole problem. Grades run 12 to 18% down toward the lake, the tub sits on a deck above a slope, and there is no straight path between the two. Those jobs get scouted before move day and priced with the terrain, the carry distance, and any fence panels that have to come out. On the steepest lots we stage at street level and shuttle.
On Dripping Springs and Wimberley acreage, the constraint is underground. Most of those properties are well and septic, and the drainfield typically sits 12 to 36 inches down in the front-yard area — right where a truck would want to park to shorten the carry. A crushed field is a $15,000-to-$40,000 problem, so we locate it before backing anything heavy onto the property and carry farther instead.
In Midland and Odessa the issue is surface and season. Caliche drives and unpaved approaches turn soft after rain and dust-blast everything in spring, so tubs get wrapped for transit rather than run bare, and we schedule around the dust when the calendar allows.
