A move into The Hills of Lakeway starts with a phone call to the guardhouse off Lohmans Crossing — not a knock at the door. The 24/7 staffed gate on RR 620 keeps vendor traffic on a daily list. So does Costa Bella's gate at Oak Grove Boulevard, where 62 Mediterranean estates sit on 1-to-4-acre lots running down to Lake Travis. Flintrock Falls runs the same pattern next door.

Rough Hollow is different — bigger, three miles of Lake Travis shoreline, more than 30 named sub-neighborhoods under FirstService Residential. Streets there wind down toward the water, the Yacht Club tram serves residents only, and a furniture-to-the-dock move on East Rim or The Bluffs at Rough Hollow is a different job than a driveway move at the front of the same community.

Twenty-two miles northwest of downtown. Two practical arterials in and out — RR 620 and Lohmans Crossing. Both bottleneck during Lake Travis ISD school release. We plan around it.

  • The Hills of Lakeway

    about 600 homes wrapped around The Hills Country Club's 72 holes of golf. 24/7 staffed gate, mandatory social membership baked into the deal. HOA dues commonly run $775 every six months plus a $147 monthly social fee, but verify with property management — they update. COI on file before move day is the standard ask.

  • Costa Bella

    gated Mediterranean enclave of 62 custom estates on 1-to-4-acre lots. Private 72-slip yacht club on the south shore of Lake Travis. Homes $1.2M to $3.4M. Switchback driveways are common — the lots descend from the street toward the water. We scout every Costa Bella driveway before assigning truck size.

  • Flintrock Falls

    gated golf community next to The Hills. About $4,200/year HOA, no MUD tax, 72 holes of access via The Hills Country Club.

  • Rough Hollow

    master-planned with 30+ named villages along three miles of Lake Travis shoreline: The Enclave, The Villas, Water's Edge, East Rim, The Overlook, The Bluffs, The Point. Managed by FirstService Residential (RoughHollow.tx@fsresidential.com, 512-261-4600). 294-slip Yacht Club & Marina with a dual-car tram for residents — not for vendor furniture runs.

  • Tres Vistas

    small (~40 home) gated garden-home enclave wrapped by three holes of the Yaupon Golf Course. Bella Montagna — gated luxury estates. Lakeway Airpark (3R9) — homes share taxiway access to a private 909-foot strip; vehicle traffic respects right-of-way.

Older core Lakeway is non-gated: Lakeway Highlands, Hurst Creek, Apache Shores-adjacent stretches, and the World of Tennis condos at 1 World of Tennis Square (which has its own elevator-reservation and COI requirements as a condo property).

The local fit.

For Costa Bella and Rough Hollow lakefront moves we bring a 16- or 20-foot shuttle truck in addition to the 26-footer. The switchback driveways down to The Point, East Rim, and Bellagio-adjacent waterfronts can't accommodate a full-size moving truck at the front door — so we stage at the street level and shuttle. The crew on our Lakeway jobs has worked the FirstService Residential vendor process at Rough Hollow more times than we can count.

We're the crew other Austin movers call when the move involves a 2,400-pound gun safe at the bottom of a Costa Bella driveway, an 800-pound aquarium with livestock in a Rough Hollow Villa, or a baby grand piano on a 14% downhill grade. That's the "Specialty Item Kings" positioning — heavy, fragile, valuable, or weird, we've moved it.

Gate pre-clearance is the part most movers fail. We file the vendor name, the truck plate, the crew roster, and a Certificate of Insurance with The Hills, Costa Bella, Flintrock, and Rough Hollow management 48 to 72 hours before move day. COI turnaround is 24 to 48 hours when you book.

Move planning tips

Plan specifically.

    Send a driveway photo from the street.

    Costa Bella, Rough Hollow's Lake Travis-facing villages, and Bella Montagna all have switchback or 12-to-18% downhill driveways. A photo lets us spec shuttle staging before move day.

  • 02

    Pre-clear the gate 48 to 72 hours ahead.

    Call the guardhouse at The Hills or Costa Bella, or work through FirstService Residential at Rough Hollow. We file the Certificate of Insurance and vendor list at the same time.

  • 03

    Avoid RR 620 between 7:30–8:30 AM and 3:00–4:30 PM.

    Lake Travis ISD school release stacks traffic at the 620/Lohmans Crossing intersection. We schedule crew arrivals on either side of that window.

    The Yacht Club tram at Rough Hollow is resident-only.

    If your move involves furniture down to a Lake Travis dock, plan the staging — the tram does not solve it. We'll work with you on dock access logistics in advance.

    World of Tennis and Lakeway Resort condos have elevator-reservation and COI requirements.

    We coordinate with on-site management to reserve the elevator window and file the insurance before the crew arrives.

    Plan around HOA vendor hour limits.

    Common pattern across the gated communities: weekday daytime work is the norm, no Sunday work without prior approval, weekend hours restricted. Verify with each HOA — we'll do that as part of the booking.
