West Lake Hills protects trees at 6 inches in diameter — not 19 inches like Austin proper. That single ordinance difference is the first thing our crews talk through with homeowners booking a move along Westlake Drive or up into Rob Roy. A scraped heritage live oak isn't a touch-up; it's a permit-and-fine conversation with the city.

The second thing we cover is the driveway. Most Westlake estates are built into the Balcones Escarpment, not on top of it — so the driveway descends 30 to 50 feet from the street, often switchbacks, and routinely exceeds 15% grade. A 26-foot straight truck physically cannot reach the front door at many addresses along Rob Roy Road, Mount Bonnell Drive, or the steeper Davenport Ranch streets. We plan for that before we send a crew.

Rollingwood is the easier neighbor — flatter, mostly 1955-era lots — but mature canopy on Rollingwood Drive and lake-frontage stretches of Stratford Drive still need a height check.

Rob Roy is one of the few truly guard-staffed gated communities in Austin — 24-hour gatehouse, not a keypad. Roughly 300 homes on 1-acre-plus lots accessed off Rob Roy Road. Vendor entry requires advance clearance, and the guard checks every truck. We coordinate the gate list and a Certificate of Insurance ahead of time so the crew rolls through, not waits.

Davenport Ranch is the other Westlake anchor — about 500 homes around Loop 360 and Lake Austin, mostly non-gated but with several gated condo and cul-de-sac sections inside it. Managed by Goodwin & Co. Vendor COI naming the HOA as additional insured is a common ask before move day.

Outside the gates, pockets like Las Lomas, Treemont, Stratford Drive, Bee Cave Woods, Seven Oaks, Westrim, and Cuernavaca are non-gated but share the same hillside problem: winding internal streets, narrow pinch points east of Loop 360, and driveways that demand a shuttle truck.

Rollingwood is a separate incorporated city — only 600 acres, founded 1955. No HOA; city ordinances govern noise, parking, and dumpster permits. Stratford Drive runs Lake Austin frontage and the side streets drop steeply to the water. We pull dumpster or POD permits with the City of Rollingwood directly when needed.

Eanes ISD anchors the area: Eanes Elementary (founded 1872), Hill Country Middle School, and Westlake High (around 2,873 students). School-year move-out timing matters, and we schedule around the EISD calendar when families ask.

Westlake Country Club (renamed from Lost Creek Country Club in 2023) is the local clubhouse reference; Austin Country Club sits below the Pennybacker Bridge on Lake Austin.

Most Westlake moves don't run on school-year cycles. They run on executive role changes and generational handoffs. The move calendar is the family's calendar, not the district's.

The local fit.

For Westlake Hills moves we bring a 16- or 20-foot shuttle truck in addition to the 26-footer. Many switchback driveways at Rob Roy, off Mount Bonnell Drive, and on the deeper Davenport Ranch streets can't accommodate a full-size moving truck at the front door — so we stage at the street and shuttle. That's a different operational pattern than most local movers run, and it's the reason designers, builders, and realtors send their Westlake clients to us.

We come ready for the 6-inch tree ordinance. Crews scout overhanging limbs before backing in, and we mark canopy hazards on the driveway recon photo we send back to the move planner. We're "the Specialty Item Kings" because the gun safe weighing 2,400 pounds on a 14% downhill driveway is the move other crews call us about.

For gated sections — Rob Roy, the gated pockets inside Davenport, Westlake Country Club-adjacent enclaves — we file the Certificate of Insurance and the vendor clearance 48 to 72 hours ahead. The crew shows up on the list, in uniform, and on the daily roster. We provide COIs for any building or HOA that requires them with typical 24-to-48-hour turnaround.

    Send driveway photos before booking.

    A photo of the driveway from the street, plus the worst pitch and the tightest turn, lets us spec the right truck and crew size. For switchback driveways or anything over 15% grade, we usually plan a shuttle.

    Pre-clear the Rob Roy gate 48–72 hours ahead.

    Same for the gated sections inside Davenport. Vendor name on the list + COI on file + arrival window — all three need to land before move day, not on it.

    Time your move around Eanes ISD release.

    Westlake Drive and Bee Caves Road (RM 2244) back up at school dismissal. We schedule arrivals before 2:30 PM or after 4:00 PM whenever the family is flexible.

    Verify Heritage Tree clearance on the driveway approach.

    West Lake Hills protects trees at 6 inches in diameter. Austin's threshold is 19. We mark canopy heights during recon so the truck doesn't catch a limb.

    Pull dumpster or POD permits with the City of Rollingwood directly.

    It's a small city office and they're responsive. Neighbors will call if a 26-foot truck sits on the street unannounced.

    Coordinate with property management at Westlake CC, Austin CC, and Davenport sub-associations.

    Some have weekday-only vendor windows; some restrict Sunday work. The pattern is common in this area — we verify before scheduling.
