Rob Roy is one of the few truly guard-staffed gated communities in Austin — primary entrance on Pascal Lane off Loop 360, with a secondary gate at Wild Basin Road S. Roughly 800 estate homes across six subdivisions (Original Rob Roy, Rob Roy on the Lake, Rob Roy on the Creek, Rob Roy on the Canyon, Rob Roy Rim, Rob Roy West) on ~7.5 miles of private interior roads. Built starting 1982. Eanes ISD.
The defining architectural feature here is the switchback driveway descending 60 to 150 vertical feet down a limestone bluff to Lake Austin frontage. A 26-foot truck cannot navigate most of those switchbacks — several have hairpin radii under 30 feet, well below the 40-ft minimum turn radius of a loaded straight truck. The operational fix is shuttle truck mandatory: stage at the top, shuttle to the door.
West Lake Hills protects trees starting at 6 inches in diameter — more than 3× stricter than Austin's 19-inch ordinance. A scraped 14-inch live oak here is a five-figure claim, not a touch-up.

Lake Austin frontage homes
typical 99-100 ft of waterfront on original platted lots. The dock side is the back of the property — no road access, reachable only by boat or by walking down through the home / boardwalk / stairway. For pianos, safes, hot tubs, large statuary, anything that won't fit through the front door — barge delivery from the lake is standard. Lake Austin is constant-level, so dock access is year-round.
Multi-elevator estates
private elevators connecting 3 to 5 floors are common, often terminating at a dock-level garage at the bottom of the cliff. Typical residential elevator rated 750-1,000 lbs (some installs to 1,500 lbs); a concert grand at 1,200+ lbs may not fit. We confirm interior dimensions and weight rating during pre-move walkthrough.

Why we fit this market
The local fit.
For Rob Roy moves we bring a shuttle truck by default. The 26-footer stages at the top of the switchback — usually on the HOA street or at a flat turnaround the gate guard approves — and we shuttle down with a 16- or 20-foot truck. Several switchback hairpins have inside-curb radii under 30 feet. Committing the big truck is a pinned vehicle and a tow bill.
For Lake Austin frontage homes, we coordinate barge delivery for back-of-property items. Pianos, safes, hot tubs, statuary, large artwork — items that won't fit through the front door routinely arrive by boat to the dock and come up the elevator or stairs to the living level. Lake Austin is constant-level, so the dock-out-of-water problem at Lake Travis doesn't apply here. Crane lifts over the home are also routine in Rob Roy — we coordinate with established crane services.
We're "the Specialty Item Kings" because the gun safe at the bottom of a 150-ft switchback, the concert grand piano into a glass-curtain modern with no shoulder-bracing walls, and the 800-pound aquarium across a 4-floor private elevator are our standard jobs.
West Lake Hills 6-inch tree ordinance is real claims exposure. Damage to a 14-inch heritage live oak is a five-figure claim. We carry above the typical $1M general liability for that reason. Every Rob Roy job gets a written estimate before the truck rolls.
Move planning tips
Plan specifically.

Pre-clear the gate 48 to 72 hours ahead.
Homeowner calls the Rob Roy security office to add the vendor; vendors cannot self-add. We file driver name, plate, truck description, crew roster, and time window. COI on file with the HOA office is the standard threshold.

Identify which sub-HOA the address belongs to.
Rob Roy on the Lake is Spectrum (512-954-6440). Rob Roy on the Creek is Goodwin (855-289-6007). Each sub-HOA may have layered COI requirements on top of the master Rob Roy HOA. We file with both when needed.

Send driveway and elevator-shaft photos before booking.
Switchback driveway grade, hairpin radius, and the residential elevator's interior dimensions + weight rating all factor into truck plan and specialty-item logistics. We confirm during recon.

For Lake Austin frontage moves, ask the homeowner about dock + boat access.
If the back of the property is dock-only, we coordinate barge delivery for items that won't fit through the front. Booking the marine vendor adds lead time — plan 2 to 3 weeks ahead.

Confirm elevator weight rating before piano or safe moves.
Typical residential elevator: 750-1,000 lbs. Concert grand piano: 1,200+ lbs. Some high-end installs go to 1,500 lbs but it's not guaranteed. We plan a manual stair route as the backup and budget the labor.

Brief the crew on the 6-inch tree ordinance.
West Lake Hills protects trees starting at 6 inches DBH — much stricter than Austin. Truck mirror or strap damage to a 6-inch oak limb is a regulated incident, not a touch-up. Replacement at 75% caliper (6-to-14") or 150% caliper (14"+) is required.
