Austin apartment moves cluster around a few high-density nodes: UT West Campus (the band between MLK, Lamar, 24th, and Speedway — student high-rises like 26 West, Block, the Standard, Castilian, Quad Castilian, Skyloft, Vie at Austin; plus the older garden-apartment stock further west), East Riverside (the big mid-rise complexes — Skyview, Catalyst, Rivers Edge, Eos Sterling, Avenue 5; high turnover), the Domain high-rises (the Christopher, Domain Northside towers, Aspen Heights luxury rentals — corporate-relo and rent-by-month profile), Mueller (the new-build apartment stock east of I-35; growing inventory), and South Lamar / South Congress / St. Elmo (mixed-use mid-rise + adaptive-reuse loft inventory; the hipper end of the market).
Each node has its own move-day reality. West Campus = walk-up carries, narrow stairwells, August move-in week chaos, summer-only short-term-lease churn. Riverside = parking permits, mid-rise freight elevators with strict 2-hour booking windows, building manager not always on-site. Domain high-rises = strict COI requirements, valet-only loading zones, freight elevator pre-booking via app. Mueller = newer-stock easier access but tighter HOA-style management rules. South Lamar / South Congress = narrow streets, on-street parking, sometimes residential-permit restrictions.
The August move-in / move-out window is its own operational event: UT lease turns ~80% of West Campus inventory the same week. We staff up specifically for this window.

Why this market is different
West Campus parking is the move's biggest risk factor. The streets are residential-permit zones, the buildings often have only 1-2 loading-zone spots, and during August move-in you're competing with U-Hauls, parent SUVs, and 200 other freshmen. We arrive at 6am on August move-in days. We secure the loading zone before any other vendor. We know which buildings have rear-alley access (most don't).
Riverside apartment moves are mid-rise + parking + COI. The complexes are 4-7 stories, freight-elevator equipped. Building management runs strict 2-3 hour booking windows. COI naming the property manager is standard. Saturday and Sunday windows are common; the building manager may not be on-site so we work with a remote contact via phone. Parking permits sometimes required for the moving truck.
Domain high-rises run corporate-grade protocol. The towers (Christopher, Domain Northside towers, the high-end leased apartments at Aspen Heights and Rock Rose) require COI naming building management + sometimes a parent property company. Valet-controlled loading zone. Freight-elevator booking through the property's tenant app. We have COIs on file at every major Domain building.
Mueller apartment moves are smaller scale but tightly managed. The Mueller development runs HOA-style management on the apartment stock. Designated loading zones, time windows, occasional weekend restrictions. Newer stock = easier access; older Mueller buildings can have garage-level loading that requires shuttle.
The student-move week premium. August move-in week (last week of July through first week of September) is our most-staffed period. Demand far exceeds local industry capacity. Rates run higher to reflect crew overtime + supervisor staffing + weekend availability. Booking 4-6 weeks ahead locks in the date and the standard rate.
Walk-up carries. Many older Austin apartments (West Campus, French Place / Old West Austin, parts of Hyde Park, Old Enfield) are 2nd or 3rd floor walk-ups with no elevator. We staff and price accordingly. Walk-up carries are itemized on the estimate.

Our local process
Booking. Send the apartment address, target move date, bedroom count, and any special items (piano, gun safe, large mirror, oversized furniture). Same-day quote for most apartments. We book the truck, the crew (usually 2-3 movers for a 1BR, 3-4 for a 2BR, 4-5 for a 3BR), and any building requirements (COI, freight elevator).
Pre-move (3-7 days ahead). COI filed at origin and destination buildings if required. Freight elevator booked. Parking permit researched (we handle the permit when the customer's address requires one). Customer reminded to pack non-furniture items in boxes (or we provide packing on request).
Move day. Crew arrives at agreed window. Walk-through of the apartment, inventory noted (especially any pre-existing damage we want documented before we touch anything). Boxes and furniture carried out — walk-up carries or freight elevator depending on the building. Truck loaded with care for tight Austin streets. Delivery to destination, unloaded, placed.
Common add-ons. Disassembly + reassembly of bed frames, dining tables, IKEA pieces (very common in apartment moves). TV-mount removal at origin / remount at destination (we don't do drywall repair). Quick packing-day if the customer doesn't have time to pack — half-day or full-day pack scoped on the estimate.
Storage in transit. When the apartment lease gap requires it (sublet between leases, summer storage for students traveling home, mid-summer move from temp housing to long-term lease). 30/60/90-day SIT with no second move-out fee.

IKEA, basic bed frames, dining tables — in-house. Some specialty disassembly (built-in desks, partial wall-mounted shelving) priced as add-on.
Apartment-move quotes are typically same-day. Send the address, bedroom count, and any specialty items. Hourly minimum is 2 hours; most 1BR moves run 3-4 hours, most 2BR moves 4-6 hours.

UT West Campus high-rise (Skyloft 14th floor) → adaptive-reuse East 7th loft. 6am crew, freight elevator pre-booked. Walk-up carry on the East Austin side. 4-hour move, COI filed at the West Campus building.
