The market
What this looks like here.
Manor is the rapid-growth eastside story. Whisper Valley — the geothermal-powered master plan along SH 130 — is the standout, but it's part of a broader pattern: tens of thousands of new production homes east of Austin, anchored by Manor ISD, the Tesla Gigafactory commute (15 minutes south), and the Samsung Taylor fab (20 minutes northeast). Most of our Manor work splits between first-time-buyer moves (apartment to starter-home) and long-distance relocations from out of state.
The first-time-buyer pattern matters operationally because the moves are smaller — a 4-person crew, an 800-to-1,400 sqft apartment origin into a 2,200-to-3,200 sqft Manor production home — with smart packing decisions and a written estimate that doesn't surprise a first-time mover. We crew that work specifically.
Move-day timing keys off SH 130, US 290, and FM 973. The 7:00 to 8:30 AM and 4:30 to 6:00 PM commuter stack on US 290 toward central Austin is real, and the Tesla shift change at FM 973 adds a third pinch point.

Inside the boundary.
Whisper Valley** is the defining master plan — a Taurus Investment Holdings development east on SH 130 featuring geothermal heating/cooling (every home is on a Whisper Valley geothermal loop), production homes 1,600 to 3,500 sqft from multiple builders, an EcoSmart community amenity package, and growing build-out through the 2030s. Non-gated. HOA managed by FirstService Residential or similar (verify per phase). **The geothermal infrastructure runs under the streets
we never park a fully loaded truck off the designated parking pads, and we confirm the homeowner's parking instruction during planning.
Manor Commons sits east of US 290 — production homes 2,200 to 3,500 sqft, multiple builder phases, an established 2010s-2020s master plan. Non-gated.
Imperial Hills covers the older established sections northwest of downtown Manor — 1990s-2010s production homes, smaller lots, easier truck access.
Stonewater and EastVillage are smaller masterplans with newer production homes — Stonewater on the south side, EastVillage between Whisper Valley and downtown Manor.
Wildhorse Ranch is a newer master plan north off US 290 — production homes 2,000 to 3,500 sqft, growing through the late 2020s.
Other named sections we work in: Bell Farms, Carriage Hills, Lagos, ShadowGlen (Manor ISD portion), Pioneer Crossing (East side), Eastwood at Riverside, Presidential Heights, Sorento, Falcon Pointe (Pflugerville/Manor border).
HOAs in Manor vary — Whisper Valley uses FirstService Residential; other master plans use Goodwin & Co., Spectrum Association Management, RealManage, or local management. Common pattern across Manor master plans: weekday vendor hours 7 AM to dusk, weekend allowed but quieter, POD or dumpster placement requires HOA notification. Common pattern, verify per section.
Schools families reference: Manor High, Manor New Technology High, Manor Middle, Decker Middle, Manor Elementary, Pioneer Crossing Elementary, ShadowGlen Elementary, Presidential Meadows Elementary. Manor ISD is the primary district; some Pflugerville-border sections feed Pflugerville ISD.

“Every neighborhood has its own access reality — gate procedure, HOA, canopy clearance, walk-up flights. We work each one specifically, not generically.”

Why we fit this market
The local fit.
Manor is one of our highest-volume first-time-buyer destinations, and we crew the work specifically for that. A first-time buyer moving from an 800 sqft Riverside or Mueller apartment to a 2,800 sqft Whisper Valley production home needs different handling than a 4,500 sqft Westlake estate move — the load is smaller, the packing decisions are more conservative, the written estimate has to be transparent because the customer hasn't navigated a move before. We bring a 4-person crew, plain talk on what's worth packing versus what's worth replacing in the new home, and a written estimate up front.
We also handle the steady long-distance flow into Manor from California, the Pacific Northwest, and the Midwest. The pattern is similar to Hutto and Pflugerville — out-of-state families chasing Texas pricing and tax structure — but the destination price points run lower than Round Rock or Cedar Park, which makes Manor a high-volume but lower-average-ticket market. We crew accordingly.
The realtor flow into Manor leans heavily on Keller Williams, Compass, and Realty Texas, with several investor-focused agents routing first-time-buyer + rental-investor inventory. We work both. USDOT 2105156, TxDMV 006568203C on every paper we send. COI turnaround typically 24 to 48 hours.
Move planning tips
Plan specifically.
- 01
Schedule around US 290 commuter stack.
7:00 to 8:30 AM and 4:30 to 6:00 PM on US 290 between Manor and central Austin is heavy. Start times before or after save crew hours on the clock. The SH 130 toll bypass works for inbound long-haul crews.
- 02
Plan for Tesla shift change at FM 973.
The Gigafactory shift change at FM 973 / SH 130 adds a third pinch point. Tesla-employee moves into Manor sometimes coordinate around the shift schedule — we work it into the planning.
- 03
Confirm Whisper Valley parking pad before truck arrival.
Whisper Valley's geothermal infrastructure runs under the streets, and the community has designated truck-parking pads. We never park off the pad without homeowner confirmation. The HOA will flag a truck on the lawn or in the wrong spot.
- 04
Coordinate first-time-buyer packing decisions honestly.
First-time buyers often overestimate what's worth packing. The move planner walks through the apartment and flags items that may not justify the trip versus replacement. Transparent up-front conversation kills the worst surprise on move day.
- 05
Plan ahead for new-construction punch-list.
Whisper Valley, Wildhorse Ranch, and the newer Manor Commons phases sometimes hand off homes with punch-list items in progress. We can phase the move-in around the builder's schedule.
- 06
Notify the HOA for POD or dumpster placement.
Common ask across Manor — Whisper Valley FirstService, or the section's manager, expects notification when a container lands. We coordinate during planning. Common pattern, verify per section.
