The market

What this looks like here.

Pflugerville's growth pattern is different from Cedar Park or Round Rock. The SH 130 toll opened the east side to 2,500-to-4,000 sqft master-planned production homes at price points the western suburbs lost a decade ago — and the result is a steady move pipeline of families coming both from inner Austin (priced out of east-of-IH-35 neighborhoods) and from out of state (tech-corridor relocations that don't quite fit the Dell-or-Apple budget). Most of our Pflugerville work is straightforward 4-person-crew local jobs, but the destinations are spread across a long arc from Lake Pflugerville east to the SH 130 corridor.

Move-day timing here keys off Pecan Street, FM 685, and the SH 130 / FM 1825 interchange. The 7:30 to 8:30 AM and 4:00 to 5:30 PM Pflugerville ISD release stack on FM 685 is the worst pocket — start times before or after save crew hours. Costco and Stone Hill Town Center on weekends compound it.

PFLUGERVILLE · NORTH AUSTIN

Neighborhoods + property

Inside the boundary.

Falcon Pointe is the largest master plan on the east side — roughly 1,800 homes across multiple builder phases (David Weekley, KB, Drees, Highland), production homes 2,200 to 4,000 sqft, anchored by the Falcon Pointe Community Center and an extensive trail network. Non-gated overall. HOA managed by Goodwin & Co. or similar (verify per section).

Avalon is the newer eastside master plan along Kelly Lane — production homes 2,000 to 3,500 sqft, mixed builders, two amenity centers, growing through the late 2020s. Non-gated, with rapid resident turnover that drives a steady move pipeline.

Highland Park sits north off Pflugerville Parkway — established 2000s production homes, 2,500 to 3,800 sqft, mature trees.

Bohls Park area covers the original Pflugerville town center and the older established neighborhoods west of FM 685 — 1980s-2000s production homes, smaller lots, easier truck access than the eastside master plans.

Lake Pflugerville sits on the east side of town — the 180-acre municipal lake with a 3-mile trail, anchoring several newer neighborhoods (Lakeside, Heatherwilde, Park at Blackhawk).

Other named sections we work in: Sorento, Carmel Creek, Reserve at Westcreek, Springbrook, Northtown Park, Wells Branch (north portion), Mountain Creek, Spring Trails, Park at Blackhawk.

HOAs in Pflugerville are commonly managed by Goodwin & Co., Spectrum Association Management, RealManage, or FirstService Residential depending on the section — verify per address. Common pattern across Pflugerville master plans: weekday vendor hours 7 AM to dusk, weekend hours allowed but quieter, POD or dumpster placement requires HOA notification. Common pattern, verify per section.

Schools families reference: Hendrickson High, Pflugerville High, Connally High, Weiss High, Cele Middle, Kelly Lane Middle, Park Crest Middle, Murchison Elementary, Caldwell Elementary, Riojas Elementary. Pflugerville ISD covers most of town; small portions feed into Round Rock ISD and Manor ISD.

Every neighborhood has its own access reality — gate procedure, HOA, canopy clearance, walk-up flights. We work each one specifically, not generically.

Why we fit this market

The local fit.

Pflugerville is a high-volume sub-area on our schedule and the work is mostly the bread-and-butter Austin local move — a 4-person crew, a 26-foot truck, a 2,500-to-3,500 sqft production home, a written estimate that holds, and a clean walkthrough at the end. We crew that correctly week in and week out. Where Pflugerville gets distinct is the long arc of the master plans — Avalon and Falcon Pointe both stretch over a mile from one end to the other, and crews assigned to the wrong end of either neighborhood lose 20 minutes per trip if they have to swing back through the gate or amenity center. We plan the truck staging and shuttle pattern accordingly.

The realtor flow into Pflugerville leans heavily on Keller Williams, Compass, JBGoodwin, and Realty Texas, with a noticeable share of the Falcon Pointe and Avalon inventory moving through preferred-builder agent teams. We work both the resale and the new-construction handoff. Every job — production home or otherwise — gets a written estimate before the truck rolls. Move planning tips

Plan specifically.

  • 01

Schedule around the Pflugerville ISD release stack on FM 685.

3:00 to 4:30 PM is the worst pocket — Hendrickson High and the elementary releases compound. Start times before 2:30 PM or after 4:30 PM keep the crew working instead of sitting in traffic.

  • 02

Use SH 130 toll for long-haul crews and out-of-state relocations.

Coming in from the north or south, SH 130 around the east side bypasses IH-35 entirely and lands at the FM 1825 / Pecan Street interchange a mile from most Pflugerville addresses.

  • 03

Verify the right end of Avalon or Falcon Pointe.

Both master plans stretch over a mile — the truck staging spot for the north end is different from the south end. We confirm the section before assigning the crew, not after.

  • 04

Notify the HOA for POD or dumpster placement.

Common ask across Pflugerville — Goodwin, Spectrum, RealManage, or FirstService expects notification when a container lands on the driveway. We coordinate with property management during planning. Common pattern, verify per section.

  • 05

Plan ahead for new-construction punch-list moves.

Avalon and the newer Falcon Pointe phases sometimes hand off homes with punch-list items still in progress. We can phase the move-in around the builder's schedule and stage furniture in the garage if the interior isn't ready.

  • 06

Coordinate Costco / Stone Hill traffic on weekends.

Saturday afternoon traffic at Stone Hill Town Center is heavy. If your move date is a weekend, we plan start times that miss the 11 AM to 4 PM stack.
