Wells Branch is one of North Austin's original master-planned communities — built out from the early 1980s through the 1990s on roughly two and a half square miles between I-35 and MoPac, about sixteen miles north of downtown. It predates most of the Tech Ridge and Parmer-corridor sprawl around it, which is why the housing skews to mature traditional brick-and-stone homes on shaded lots rather than the newer production stock to the north. Most of our Wells Branch work falls in three patterns — a long-time owner downsizing or relocating out of an 1980s single-story off Wells Branch Parkway, a family stepping into one of the area's 1,200-to-2,800 sqft two-story homes, and apartment turns in the rental communities clustered along the parkway and the MoPac frontage.
Move-day timing here hinges on two corridors: Wells Branch Parkway and the I-35 / MoPac frontage roads. The parkway feeds both highways and stacks during the morning and evening tech commute toward The Domain, Dell, and the Parmer employers. The active I-35 expansion construction through North Austin is the bigger variable — lane shifts and frontage-road closures change week to week, so we route off current conditions, not the map. We check both before we set the start time.

Wells Branch is held together by its trail system, not a gate. The Wells Branch Municipal Utility District (MUD) maintains the parks and recreation along a decomposed-granite hike-and-bike greenbelt that runs roughly six miles through the community — it connects the Recreation Center, the pools, the soccer fields, and most of the named pockets. That matters operationally: many homes back to the greenbelt rather than a street, so the closest truck approach isn't always the obvious one.
Katherine Fleischer Park is the heart of the community — a large green space off Wells Branch Parkway with the historic Wells Branch homestead (an 1850s-era log cabin), playgrounds, courts, and a pool. Mills Pond anchors the natural area with a fishing pier and trail access, and the Wells Branch Recreation Center, Willow Bend Pool, the dog park, and the disc golf course sit along the same trail spine. We treat the greenbelt-adjacent addresses as their own access category.
Housing here is mostly single-story and two-story traditional homes from the 1980s and 1990s, brick and stone, on smaller mature-tree lots — easier truck access than the gated west-side communities, but mature canopy and narrower 1980s street layouts mean we still confirm clearance for the 26-footer. Alongside the owner-occupied stock, Wells Branch carries a meaningful base of apartment and rental communities along Wells Branch Parkway and the MoPac frontage; those turns run a different playbook (elevator reservations, loading-zone windows, COI for the property manager).
Schools families reference here are a Round Rock ISD / Pflugerville ISD mix — most of Wells Branch (including the neighborhood's own Wells Branch Elementary) sits in Round Rock ISD, while the southeast portion is zoned to Pflugerville ISD. Zoning runs by address, so verify the specific assignment per home rather than assuming by section.

The I-35 expansion through North Austin shifts lanes and closes frontage segments on a rolling basis. We plan inbound crew routing on the day-of conditions and lean on MoPac when I-35 is the bottleneck — so the crew works instead of sitting in a closure on the clock.

Time around the Wells Branch Parkway commute stack.
The parkway feeds both highways toward The Domain and the Tech Ridge / Parmer employers, and it backs up 7:30 to 8:30 AM and 4:30 to 6:00 PM. We pick start times that miss the stack on both ends of the trip.
