Move-day timing here keys off IH-35 and the SH 45 / 130 toll loop. Forest Creek is the established country-club master plan east of A.W. Grimes — homes built late 1980s through early 2000s, mostly 2,500 to 4,500 square feet, anchored by Forest Creek Golf Club. The country-club enclaves run gated; the outer sections are non-gated. HOA managed via Goodwin & Co. or Spectrum (verify per section).

Teravista straddles the Round Rock / Georgetown line and is the largest master-planned community in the area — roughly 2,400 homes across multiple builder phases (David Weekley, Drees, Highland, Coventry), production homes 2,500 to 4,500 sqft. Anchored by Teravista Golf Club. Non-gated overall; vendor work expectations published in the community handbook.

Brushy Creek MUD territory straddles the Round Rock / Cedar Park line — established 1980s-2000s production homes around the Brushy Creek regional trail. The MUD operates the parks and recreation infrastructure; HOAs handle the per-section bylaws.

Paloma Lake is a newer master plan (2010s-2020s) east of A.W. Grimes near Sam Bass Road — production homes with the Lake Paloma amenity, common-area pools, and a clubhouse.
