Cedar Park grew up around three things: Leander ISD test scores, the 183A toll lane, and an HEB Plus / Costco corridor that pulled tens of thousands of families off the more expensive west side of Austin. Most of our Cedar Park work falls in three patterns — a family stepping up from a starter home into a Twin Creeks or Crystal Falls custom build, a relocation into a master-planned production home off Brushy Creek Road, or an empty-nester downsize off Lakeline. Move-day timing here hinges on two arterials: 183A (toll) and Parmer Lane. Both stack 7:30 to 8:30 AM and 4:00 to 5:30 PM around the Leander ISD elementary release window. The Cedar Park Center events on Whitestone Boulevard also tighten access on event nights — we check the schedule before we set the start time.

Twin Creeks is the premium anchor — a Greg Norman-designed golf course community off Bagdad Road and 1431, mixing production homes from the mid-2000s with custom enclaves on the back nine. Several pockets are gated; the country club has its own vendor protocol. Production homes typically 2,800 to 4,200 square feet; custom enclaves run 4,000 to 7,500.
Crystal Falls sits west off 1431 and Lime Creek Road, anchored by the Crystal Falls Golf Club. Larger lots, more elevation change toward Lake Travis-side ravines, custom builders dominant in the inner sections (The Highlands, The Reserve, Grand Mesa).
Buttercup Creek is the established 1990s-2000s master plan — production homes on smaller lots, mature trees, walkable to Buttercup Creek Elementary and the greenbelt. Easier truck access than Twin Creeks or Crystal Falls.
Brushy Creek straddles the Cedar Park / Round Rock line. Lakeline Mall, the Brushy Creek Lake Park, and the regional trail anchor the area. Production homes 1990s through 2010s, mostly non-gated.

Cedar Park is one of our highest-volume Austin sub-areas, and the work splits cleanly between rapid production-home moves and the more delicate Twin Creeks / Crystal Falls custom work. We crew both correctly. A 4-person crew turning a 3,000 sqft Buttercup Creek home is one job. Parmer Lane, 1431, and Whitestone Boulevard all stack between 3:00 and 4:30 PM during the school year. We pick start times that miss the stack so the crew works instead of sitting in traffic on the clock.

Use 183A toll for inbound long-haul crews.
Coming in from south or central Austin, the 183A toll lane saves 25-40 minutes versus the Parmer / 1431 surface routes during peak. We bake the toll into the trip planning.

Twin Creeks Country Club has a vendor list and gate protocol — the move planner files COI and the gate paperwork at the same time we confirm the date.

Concerts and Texas Stars hockey games tighten access on Whitestone and the Cedar Park Town Center streets. We avoid 4:00 to 7:00 PM start times on event days.
