Walnut Creek proper is the established anchor — a postwar neighborhood the Walnut Creek Neighborhood Association describes as roughly 600 homes across three subdivisions, Eubank Acres, Oak Ridge, and Walnut Forest, on larger-than-average lots with mature oaks, some of them generations old. Mid-century ranch and bungalow stock dominates, with newer infill mixed in. Wide, tree-lined streets and longer driveways are common here.

Village at Walnut Creek is a greenbelt subdivision in the 78758 zip code, single-family homes backing to green space, the kind of settled inner-loop pocket where access is straightforward but mature trees overhang the street. North Lamar and the broader 78758 corridor mix single-family, condos, and duplexes — Chimney Hill is known locally for its duplex stock — so the same booking can be a full house one week and a one-bedroom unit the next.

The Rundberg Lane corridor is heavy on apartment communities (Ascent at Walnut Creek and others along West Rundberg), which means stair carries, elevator reservations, and tight surface-lot parking are routine on this side of the area. We size crew and truck to the building, not just the bedroom count.

HOA coverage in Walnut Creek is uneven — much of the original postwar stock is non-HOA, while some of the newer infill subdivisions and condo communities are managed. Where a community has a management company, the common pattern is weekday vendor hours, advance notice for a POD or dumpster on the drive, and a Certificate of Insurance request — verify the specific community per address.

Walnut Creek is a value-tier, established part of North Austin, and the work splits cleanly between settled single-family homes on the older, tree-lined streets and the apartment turnover along Rundberg and North Lamar. We crew both correctly. A 3-person crew turning a one-bedroom Rundberg apartment with an elevator reservation is one job. A 4- or 5-person crew clearing a decades-held mid-century house in Walnut Forest or Oak Ridge — full of accumulated belongings, an upright piano, and a gun safe in the garage — is a different job. We size accordingly before the truck rolls.

The mature-tree streets that make Walnut Creek attractive also tighten access. Older neighborhoods built in the 1950s and 1960s were not laid out for a 26-foot box truck, and low oak limbs over the street are common.
