The market
What this looks like here.
Leander is where Austin's Leander ISD chasers and the Hill Country edge meet. Families relocating for the school district — and there are a lot of them, Leander ISD is one of the most-searched school districts in Texas — typically land in one of three master plans: Travisso (the elevation-driven custom-and-production hybrid off Parmer), Bryson (the newer Newland-developed master plan with the Lake House amenity), or Crystal Falls (the established golf-course community shared with Cedar Park). Each one runs a distinct playbook on the truck.
Most of our Leander work is inbound long-distance — Bay Area, Pacific Northwest, Northeast — into a brand-new build, where the move-in is part of a longer relocation that started with packing on origin two weeks earlier. We run those jobs end-to-end with a single move planner and a written estimate that holds across both states.
Move-day timing keys off 183A toll and Ronald Reagan Boulevard. The 183A toll is the artery — skip it at peak and the crew loses 30 minutes per trip.

Inside the boundary.
Travisso is the elevation-driven anchor — a Hill Country master plan off Parmer Lane with dramatic Hill Country views, three builder phases (production homes 2,500 to 4,000 sqft and custom enclaves 4,000 to 7,000 sqft), and the Travisso amenity center. Supplemental HOA layers sit on top of the master association in the gated custom sections — verify the specific bylaws per section before move day. Reserve at Travisso is the gated custom enclave; Vista, Sienna, and Tuscan Village are the production-home villages.
Bryson is the newer Newland-developed master plan off Ronald Reagan Boulevard — production homes 2,500 to 4,500 sqft, the Lake House amenity center, an active community calendar, and a steady flow of inbound out-of-state relocations. Non-gated overall. HOA managed by FirstService Residential or Goodwin & Co. (verify per phase).
Crystal Falls (the Leander side — the Cedar Park side runs the same bylaws) covers the established sections around Crystal Falls Golf Club — custom homes on larger lots, mature trees, elevation change toward the Lake Travis side.
Mason Hills is the established 2000s production-home master plan off 1431 — non-gated, mature trees, walkable to Mason Elementary.
Trails of Horizon Park sits off 183A south of downtown Leander — newer production homes, 2,500 to 3,500 sqft, easy 183A access.
Other named sections we work in: Block House Creek, Crystal Springs, Old Town, Larkspur, Bar W Ranch, Carneros Ranch, Caughfield, Highlands at Mayfield Ranch, Reagans Overlook, Lakeline Oaks, Savanna Ranch.
HOAs in Leander are commonly managed by FirstService Residential, Goodwin & Co., Spectrum Association Management, or Associa depending on the section — verify per address. Travisso supplemental HOA layers add complexity in the gated sections.
Schools families reference: Vandegrift High (the Steiner Ranch / Four Points crossover), Vista Ridge High, Glenn High, Rouse High, Leander High, Stiles Middle School, Wiley Middle, Knox Wiley Middle, Knowles Elementary, Akin Elementary, Bagdad Elementary, Block House Creek Elementary, Bryson Elementary.

“Every neighborhood has its own access reality — gate procedure, HOA, canopy clearance, walk-up flights. We work each one specifically, not generically.”

Why we fit this market
The local fit.
Leander is a heavy long-distance market for us — the Leander ISD pull from the Bay Area, the Pacific Northwest, and the Northeast is real and steady. We handle those jobs from origin estimate through Travisso or Bryson walkthrough with a single move planner, a written estimate that holds across both states, and a destination crew that knows the supplemental-HOA-layer headache in Travisso Reserve and the Crystal Falls back-section driveways.
The realtor flow into Leander leans heavily on Compass, Keller Williams, JBGoodwin, and Realty Texas, with relocation specialists from the larger brokerages routing inbound tech-corridor families directly into Travisso and Bryson. We treat every Leander destination as a written-estimate-up-front job and as a designer-receiving job when the home is new construction with a coordinated install schedule.
For Travisso Reserve and any gated Crystal Falls section, we file the Certificate of Insurance and the vendor clearance 48 to 72 hours ahead, naming both the master association and any supplemental HOA as additional insured. COI turnaround is typically 24 to 48 hours. We're the crew other movers refer their Leander long-distance jobs to when the original estimate doesn't account for the supplemental HOA layer or the new-construction punch-list phasing. USDOT 2105156, TxDMV 006568203C on every paper.
Move planning tips
Plan specifically.
- 01
Book Leander ISD long-distance moves 8 to 12 weeks ahead.
Inbound relocations into Travisso and Bryson during the summer school-switch window fill first. Premium June / July weekends go fast. We hold the slot when the written estimate signs.
- 02
Verify Travisso supplemental HOA layers before move day.
The Reserve and several gated custom sections layer supplemental bylaws on top of the master association — vendor pre-clearance, COI naming both as additional insured, weekend-hour restrictions can all differ from the public Travisso vendor protocol. We confirm with property management 48 to 72 hours ahead.
- 03
Use 183A toll for inbound long-haul crews.
Coming from south or central Austin, 183A saves 30 to 45 minutes versus the surface routes during peak. We bake the toll into the trip planning.
- 04
Send a driveway photo for Travisso elevation-driven addresses.
Travisso's terrain means some sections have driveways that pitch 10 to 15% — the photo tells us whether the 26-footer reaches the door or whether to plan a shuttle.
- 05
Coordinate Bryson Lake House amenity events.
Bryson runs an active community calendar, and the amenity center driveway gets congested on event nights. We avoid 5:00 to 8:00 PM start times when the calendar shows an event.
- 06
Plan new-construction punch-list moves.
Bryson and the newer Travisso phases sometimes hand off homes with punch-list items still in progress. We can phase the move-in around the builder's schedule.
