Georgetown is two markets stacked on top of each other. The first is the historic Williamson County seat — the Square, Southwestern University, the Inner Loop — established families and slow-paced professional households. The second, and the one that dominates our schedule here, is Sun City Texas — Del Webb's 5,300+ home active-adult community on the north side, the largest 55+ master plan in the state.

Sun City alone drives one of the highest volumes of senior relocations in our entire Austin schedule. The pattern is consistent: a couple in their late 60s sells a 3,500 sqft family home in Illinois, Minnesota, Ohio, or California and moves to a 2,200 sqft single-story in Sun City for the Texas tax structure and the active-adult lifestyle. We handle the long-haul, the downsize decisions, the donation / haul-off, and the new-home placement as one coordinated job. We also handle the harder side of the same story — estate moves when a Sun City resident passes and the family is clearing the home for sale.

Sun City Texas is the dominant anchor — a Del Webb / Pulte 55+ master-planned community north of Georgetown on Sun City Boulevard. Roughly 5,300+ homes across multiple phases (Phase I established late 1990s, ongoing build-out through the 2030s), single-story production homes 1,400 to 2,800 sqft, three golf courses (Legacy Hills, White Wing, Cowan Creek), a Social Center, a Health & Wellness Center, and the Sun City Community Association managing the residents. Two staffed gatehouses; vendor pre-clearance and COI on file are non-negotiable before move day. No anyone-under-19 residency rules — verify the policy as it applies to grandchildren visiting on move day.

Berry Creek is the established country-club master plan on the north side near IH-35 / Williams Drive — production homes and custom builds, Berry Creek Country Club anchor, partially gated. HOA managed by Associa or similar (verify).

Cimarron Hills sits west off SH 29 — a gated country-club master plan with custom homes, anchored by Cimarron Hills Country Club. Larger lots, longer driveways, designer-coordinated installs common at the top tier.

Inner Loop covers the older Georgetown sections inside the historic IH-35 / Williams / Leander Road loop — established families, smaller lots, easier truck access, but the historic Square area has parking and right-of-way considerations during downtown events.

Other named sections: Lakewood, Wolf Ranch, Sun City Phase IX/X (newest), Teravista (Georgetown side, shared with Round Rock), Crystal Knoll, Pinnacle, Saddle Creek, Madison Oaks, Riverside, San Gabriel Heights.

HOAs in Georgetown vary widely — Sun City has its own dedicated community association; Berry Creek, Cimarron Hills, and the master plans use Associa, Goodwin & Co., FirstService Residential, RealManage, or local management. Verify per address.

Schools families reference: East View High, Georgetown High, James Tippit Middle, Forbes Middle, Pickett Elementary, Carver Elementary, Ford Elementary. Sun City families are mostly past school-age but several Cimarron Hills and Berry Creek families feed Georgetown ISD.

Every neighborhood has its own access reality — gate procedure, HOA, canopy clearance, walk-up flights. We work each one specifically, not generically.

Senior moving is a service line we crew specifically, not as a sideline. Sun City Texas relocations need a different operational pattern than a family move — slower pace, more decision-making on what makes the trip versus what goes to donation or haul-off, more attention to fragile heirlooms, and more coordination with adult children who may be coordinating from another state.
