Liberty Hill is what Cedar Park looked like 20 years ago — rural Hill Country bones, dramatic growth, and a school district that families chase. Liberty Hill ISD pulled tens of thousands of families west out of Cedar Park and Leander for a school rating and an acreage budget that the inner suburbs can't deliver. The result is a steady move pipeline split between two patterns: master-planned production homes in Santa Rita Ranch and Stonewall Ranch, and 2-to-10 acre custom builds on the rural edges off Bear Creek Pass, RR 1869, and CR 200.
The single biggest operational difference between Liberty Hill and Cedar Park is the driveway. Custom homes routinely sit 0.25 to 1 mile off the public road on a gravel, chip-seal, or caliche private drive — and the 26-foot truck often can't safely commit. We scout long driveways during the photo recon, and we shuttle when we have to.

Santa Rita Ranch is the largest master plan on the west side — roughly 5,000+ homes across multiple builder phases (Highland, David Weekley, Drees, Brookfield, Perry, Coventry, Pulte), production homes 2,200 to 4,500 sqft, two amenity centers (Splash Pad / Adventure Park and the Resort), and an active community calendar. Non-gated overall. HOA managed by FirstService Residential or similar (verify per phase). Common pattern: weekday vendor hours, weekend allowed but quieter, POD or dumpster notification expected.
Stonewall Ranch sits south off RR 1869 — established 2010s-2020s production homes 2,500 to 3,800 sqft, more rural setting than Santa Rita Ranch, easier acreage feel without the gated formality. Non-gated.
Rio Ancho is the newer rural master plan east of downtown Liberty Hill — production homes on larger lots (often 0.5 to 1+ acre), longer driveways than Santa Rita Ranch, growing through the late 2020s.
Bear Creek Pass / CR 200 / RR 1869 corridors cover the custom builds on 2-to-10 acre lots — 3,500 to 7,500 sqft homes with long private driveways, well + septic systems, often three-car detached garages or workshops. Common pattern: 0.25 to 1 mile driveways, gravel or chip-seal, no shoulder for staging.

Liberty Hill's defining operational challenge is the long private driveway, and we plan for it. A 0.5-mile gravel driveway with no shoulder for staging means the 26-foot truck has to be able to commit, turn around, and back out — and not every driveway supports that. We scout the driveway in advance (photos work, in-person scout for the harder ones) and we bring a shuttle truck when the main truck can't.
We also know the well and septic constraint. Acreage homes have septic drainfields, and trucks parked over a drainfield is a real damage risk — we never stage there. We confirm the driveway and parking plan with the homeowner before the crew leaves the yard.

Send long-driveway photos before booking.
A photo of the driveway from the public road to the house, plus the worst pinch and the turnaround spot, lets us spec the right truck. For driveways longer than 0.25 mile or with no turnaround, we plan a shuttle.

Never park over a septic drainfield.
Acreage homes have septic systems, and a fully loaded 26-foot truck on a drainfield can crack the cover or compress the field. We confirm the drainfield location with the homeowner before the crew arrives.

Verify well location for water access.
When the move-day crew needs water for a hot day, we use the homeowner's outdoor spigot — not someone else's. We confirm location during planning.

Cell service may drop on rural addresses.
Bear Creek Pass, CR 200, and the deeper RR 1869 addresses have spotty cell coverage. We pre-confirm the meet-up point and the homeowner's secondary contact number.

Plan extra drive time from Austin metro.
Liberty Hill is 40-50 minutes from central Austin during peak. Long-distance crews need that built into the day, and out-of-state homeowners arriving with movers should plan accordingly.

Builder punch-list items in progress on move day are common; we phase furniture into the garage or a finished portion of the home and return when the punch list closes. Subject to schedule availability.
