A Saturday move-out in Dripping Springs has a hard ceiling: US-290 westbound and FM 1826 stack up after 3 PM from March through November because Camp Lucy (3509 Creek Rd), Vista West Ranch, Stonehouse Villa, Star Hill Ranch, The Greenhouse, and several other wedding venues all run Saturday-evening events. The Salt Lick BBQ on FM 1826 adds to it. A 26-foot truck on US-290 westbound at 4 PM on a wedding Saturday is sitting in the same traffic as 200 wedding guests. So we schedule for morning, or we push to a weekday.
The second thing we plan around is the Fitzhugh Road low-water crossing at Bell Springs / Barton Creek. It closes multiple times per year after rain, and the 2019 fatality there is verified — not historical. We check AtxFloods.com the morning of any wet-weather move and route around it.
Dripping Springs was Texas's first International Dark Sky Community — properties don't run floodlights. Long unlit caliche driveways at 5 PM in November need crew lighting.

Caliterra
master-planned, about 250 acres along Onion Creek, Dark-Sky community. Includes a separately gated luxury section with roughly half-acre lots. Most of the community is non-gated. HOA dues around $1,500/year. Architectural-review board governs anything visible from the street. Common pattern: vendor parking on the driveway only, no overnight truck staging. Verify with Caliterra HOA.
Headwaters at Barton Creek
1,000-acre master-planned community off US-290, anchored by the HW Central clubhouse at 708 Headwaters Blvd. Planned 2-acre Crystal Lagoon, 7 miles of trails, 150-acre preserve. Non-gated but managed by GrandManors. Common GrandManors pattern: COI naming the HOA as additional insured, vendor sign-in at the amenity gate during business hours. Verify with HW Central before move day.
Highpointe
gated, managed by FirstService Residential (512-266-6771). Custom-home feel, tighter access control. Vendor gate access requires advance call-ahead or a code.
Belterra
large established community straddling the DS/Austin border. HOA office at 801 Belterra Dr. Managed by Belterra Community Association (512-301-7770). Non-gated but has posted no-parking zones on bend roads.
Howard Ranch
south of US-290, large 5-to-10-acre lots with Southern wraparound-porch architecture. Dripping Springs ISD.

The Preserve at Caliterra, Rim Rock, Sawyer Ranch, Mirasol Springs
additional named subdivisions, mostly non-gated acreage tracts.
Acreage properties on RR 12 north, Creek Road, Bell Springs Road, McGregor Lane, and Fitzhugh commonly have caliche driveways quarter- to half-mile long. Most are well + septic. Drainfields typically sit 12 to 36 inches deep in the front-yard area — a loaded 26-foot truck (18,000-26,000 lbs) can crush field lines and create a $15,000-to-$40,000 problem for the homeowner.

Most rural Dripping Springs homes are well + septic. The drainfield is typically in the front- or side-yard area, 12 to 36 inches deep. A loaded moving truck can crush it. Show the crew the field location on arrival — we won't back over it.
