The market

What this looks like here.

Spanish Oaks runs two staffed 24/7 gatehouses — one east of Bee Cave Road, one west — and a wrong-name-on-the-list crew gets stopped at both, every time. No keypad workaround, no "we'll figure it out at the gate." Uniformed security checks every vehicle. Vendor pre-clearance through the Spanish Oaks Owners Association at (512) 533-2365 or (512) 533-2300 (13443 W Highway 71, Bee Cave) is non-negotiable, and the COI has to be on file with the HOA office *before* the gatehouse will admit a moving truck.

Spanish Oaks is Lake Travis ISD, not Eanes — that's a frequent customer-side error. The community covers roughly 900-1,200 acres with 462 platted homesites and 350+ completed residences. The Hillside is a 64-lot gated-within-gated enclave inside the master gate.

We've worked Spanish Oaks. We file the vendor list 48 to 72 hours ahead, name the Spanish Oaks Owners Association as additional insured on the COI, and brief the crew on Spanish Oaks Club Boulevard's grade changes before the truck rolls.

Neighborhoods + property

Inside the boundary.

  • Footprint:** 900-1,200 acres at the intersection of Hwy 71 and Bee Cave Road (FM 2244), straddling both. ZIP 78738. The community sits adjacent to the **4,100-acre Barton Creek Habitat Preserve

endangered-species habitat for the golden-cheeked warbler and black-capped vireo restricts what can happen on preserve-adjacent edges.

  • East Gatehouse

east of Bee Cave Road. Primary vendor entry; accesses original sections oriented around the front nine of the Bobby Weed-designed Spanish Oaks Golf Club.

  • West Gatehouse

west of Bee Cave Road. Accesses The Hillside enclave (gated-within-gated), back nine, and most newer construction.

  • Spanish Oaks (original)

1990s/early-2000s platted sections, 0.5-1.5 acre lots. Mediterranean, Hill Country limestone, Tuscan-influenced estates.

  • The Hillside

83-acre final-release enclave, ~64 homesites 0.3-1.6 acres, mid-2010s. Has its own secondary internal gate.

  • The Village at Spanish Oaks

important disambiguation: this is an *adjacent* 80-acre mixed-use development moving through Bee Cave approvals. It is NOT inside the gated residential community. Customers occasionally confuse the two.

  • HOA / DRC rules movers should know:** Spanish Oaks Owners Association is self-managed through the on-site POA office. The **Design Review Committee (DRC)** explicitly minimizes "visibility of garage doors, driveways, and off-street parking from the street." Operational reality: most homes have **side-load garages with 90-degree turn-ins**, and a 26-ft truck rarely fits in the driveway envelope — staging in the street is the default. Vendor trucks must not be left overnight in driveways or on streets. Multi-day moves require coordinating a second-day gate clearance. Spanish Oaks's CC&Rs tie tree damage to DRC enforcement on top of the City of Bee Cave tree ordinance. Bee Cave requires **oak pruning July through January only** (oak wilt risk — the spore-spreading beetle is dormant outside that window). Spanish Oaks Club Boulevard live-oak canopy commonly hangs at **11 to 13 feet

below the 13'6" of a standard moving truck. Spotters required.

Two staffed 24/7 gatehouses:

Named sub-sections:

Schools (Lake Travis ISD — NOT Eanes): Bee Cave Elementary, Bee Cave Middle School (opened 2019, serves the Spanish Oaks corridor), Lake Travis High School. This is the single most common factual error customers make at booking.

Landmarks: Spanish Oaks Golf Club (Bobby Weed design, Golfweek Top 3 in Texas), Pool Pavilion, Fish Camp on Lake Travis, Hill Country Galleria (3-5 min east), Hamilton Pool Preserve (~20 min west).

Spanish Oaks requires vendor pre-clearance through the HOA. We have multiple resident files on record. New move = COI re-issued 24-48 hours ahead. The gatehouse pattern is in our daily rotation.

Why we fit this market

The local fit.

For Spanish Oaks moves we show up with a pre-cleared COI on file at the HOA office at least 48 hours before move day, a printed driver/plate roster the gatehouse can match against, and a 16- or 20-foot shuttle truck alongside the 26-footer. Side-load garages and 90-degree turn-ins mean the 26-footer rarely fits the driveway — we stage in the street and shuttle.

We brief the crew on Spanish Oaks Club Boulevard's grade changes (8-12% on some interior driveways), the 11-to-13-ft live-oak canopy on the spine road, and the DRC's claim posture on damaged limbs, scraped limestone, hand-troweled plaster, and tile roofs. Stone, stucco, hand-troweled walls — these are not $500 fixes. The DRC pursues claims aggressively.

We're "the Specialty Item Kings." A 2,400-pound gun safe moved through a side-load garage, a baby grand piano onto a hand-scraped wood floor without a scratch, a 500-bottle climate-controlled wine cellar relocated within Hillside — these are our standard jobs. All the other moving companies refer their Spanish Oaks hard jobs to us.

For tournament weekends at the Spanish Oaks Club, we coordinate staging away from the cart-path side of holes #3 and #16. Every Spanish Oaks job gets a written estimate before the truck rolls. COI turnaround is typically 24 to 48 hours.

Move planning tips

Plan specifically.

  • 01

Confirm Lake Travis ISD, not Eanes.

This is the single most common error customers make at booking. Spanish Oaks is 78738 / Lake Travis ISD — Bee Cave Elementary, Bee Cave Middle, Lake Travis High. School calendars matter for timing.

  • 02

    Pre-clear both gates.

East and West are independently staffed 24/7. Tell us at booking which gate the resident wants the crew to use — and we'll file the vendor list with the POA at (512) 533-2365 / (512) 533-2300 so it's posted at both stations.

  • 03

COI on file *before* move day.

Without the Spanish Oaks Owners Association named as additional insured on the certificate at the HOA office, the gatehouse turns the truck away even if the resident pre-cleared it. We file the COI when we confirm the date.

  • 04

    Plan for side-load garages.

DRC design rules minimize visible driveways and garage doors. Most Spanish Oaks homes have 90-degree turn-ins; a 26-ft truck rarely fits. Send a driveway photo and we'll spec shuttle staging.

  • 05

Oak pruning July through January only.

Bee Cave's ordinance tied to oak-wilt management. If your move involves clearing canopy for truck access, the contractor work must happen in that window. We don't trim limbs — but we'll flag canopy hazards on the recon.

  • 06

Multi-day moves need second-day gate clearance.

Spanish Oaks doesn't allow vendor trucks to stay overnight in driveways or on streets. We re-file the gate paperwork for day two when needed.

  • 07

    Tournament weekends affect golf-frontage lots.

Hole #3 and #16 adjacency means staging on the cart-path side during weekend Club events draws complaints. Check the Club schedule when scheduling a Saturday move.
