A crew that walks in expecting one set of rules will fail at every gate.
We keep a per-subdivision binder for Barton Creek. The customer in WatersMark needs Goodwin pre-clearance. Estates of Barton Creek needs RealManage South at 512-306-9352. Amarra Drive runs its own HOA. Spillman Ranch is non-gated but Lake Travis ISD-zoned, not Austin ISD. We confirm which sub-association the address belongs to before the truck rolls.

Stratus donated the adjacent **4,100-acre Barton Creek Habitat Preserve** to The Nature Conservancy in 1994 — endangered-species habitat for the **golden-cheeked warbler** and **black-capped vireo** restricts what can be cleared on preserve-adjacent lots in Amarra Phase III, Verano, Escala, and The Preserve at Barton Creek. Stratus's last single-family project — **Holden Hills (475 homes / 495 acres)
is delivering 2027 and beyond.

Hole #3 and #16 lots on the Spanish Oaks-influenced corridor get complaints when trucks stage on the cart-path side during member events. Same logic applies to Fazio Foothills and Fazio Canyons frontage at Amarra, The Woods, and The Foothills.
