The market

What this looks like here.

Country Club Estates is the highest-priced single-family neighborhood in Odessa — median $625,000, twelve-month median sale $515,000. Five miles from downtown Odessa, immediately adjacent to Odessa Country Club (2741 Faudree Rd), it's where Odessa's physician, OFS-owner, and Permian-side executive class lives. Southwestern brick ranch and new-traditional homes on spacious lots, many with swimming pools, all on tree-covered driveways.

This is the Odessa counterweight to Midland's Saddle Club Estates and Heritage Oaks coverage — every Permian executive relo conversation eventually surfaces this address. We work this corridor with the same closed-van crews we use through dust season, the same COI-ahead protocol we use on gated communities, and the same written-estimate transparency that's been Muscleman Elite's baseline since the first truck rolled.

Country Club Estates does not have an HOA. The townhome enclave to the south (Country Crest Townhomes at 6500 E Ridge Rd) operates separately on its own management. That makes vendor scheduling easier than the gated Midland neighborhoods — but the Ector County ISD school zoning drives the calendar (most relo families time around the school-year window).

Inside the boundary.

Country Club Estates (the core): Median $625,000 (the highest in Odessa per Homes.com). Twelve-month median sale $515,000 (down 1% YoY). Southwestern brick ranch homes, new-traditional builds, spacious lots, mature tree canopy, many with backyard pools. Days-on-market ~40 days, faster than the national 49-day average. No HOA on the single-family side. Lot sizes generally support a 26-foot truck pulling into the driveway; mature-canopy streets occasionally require spotters.

North Country Club Estates (the Tier-2 ring): Median $405,000 — the step-down to Country Club Estates. Different buyer profile (mid-career professional vs. executive), different price point, same school district. We treat as a sister neighborhood; same mover protocol applies.

Country Crest Townhomes (6500 E Ridge Rd): The townhome enclave to the south. Separate management. Move-in coordination runs through the townhome management office, not the broader Country Club Estates area.

Anchor — Odessa Country Club: 2741 Faudree Rd. Private member club. Members include the executive and professional class who anchor the neighborhood's identity. Move-day routing avoids the country-club entrance during member peak hours (early morning, lunch, late afternoon).

Schools — Ector County ISD: - LBJ Elementary → Nimitz Junior High → Permian High (the MOJO side of the Permian-vs-Odessa High football rivalry). - The Permian High district is part of why Country Club Estates pulls families willing to pay the premium. The school-zone boundary matters more than the neighborhood line.

Mover-relevant operational notes: - No gate. No HOA-pre-clearance vendor list. Easier scheduling than the Midland gated neighborhoods. - Tree canopy on interior streets is the most-common access surprise — 12-13 foot clearance on some streets vs. the 13'6" standard moving-truck clearance. Spotters required on canopy streets. - Backyard pools mean some homes have specific access constraints on the side and rear yards. Walk-through identifies which. - Dust season (Feb-May) is real here as it is across the Permian Basin. Closed-van crews on high-value moves; furniture sealed against airborne dust on transport.

Country Club Estates Odessa is where the Odessa-side executive tier lives. Smaller than Midland's Saddle Club but the same caliber of move — Sub-Zero appliances, grand pianos, custom builds.

Why we fit this market

The local fit.

Muscleman Elite has been operating the Permian Basin since 2022 (Texas Elite Moving acquisition), with our Odessa branch at 6005 Eastridge Rd Suite 200 #G running Country Club Estates work as part of the regular dispatch pattern. We carry the right equipment for this neighborhood: closed-van trucks for dust-season moves, piano dollies and skids for grand pianos (common in this tier), specialty rigging for safes and hot tubs (very common in this tier), and the climate-stable transport that protects high-value antiques on long-distance hauls out of the Permian.

We're licensed (USDOT 2105156, TxDMV 006568203C), file COIs within 24-48 hours for any property manager or HOA that requests one, and run the 2-hour minimum, 15-minute proration local pricing structure that every other professional Texas mover uses — without the surge pricing or day-of upcharge that bait-and-switch competitors run on the Permian's higher-income buyers.

The oilfield-executive relo context matters here. Country Club Estates is the destination address for executives transferring into Odessa from Houston, Dallas, Denver, OKC, and out of state — and the origin address for executives transferring out to Houston / Dallas headquarters and to other Permian operations. That bidirectional traffic is core to our long-distance bookings.

Move planning tips

Plan specifically.

  • 01

Plan around Permian High football game-days

Permian High home games drive traffic across the neighborhood corridor on Friday nights in fall. Move-day scheduling that lands a 4-6 PM Friday unload runs into game-day traffic on Highway 191 and Faudree Road. Saturday morning is the right alternative.

  • 02

Tree canopy clearance on interior streets

Most of Country Club Estates is fine for a 26-foot box truck. A few interior streets have mature-tree canopy at 12-13 feet — below the 13'6" of a standard truck. Walk-through identifies which; we route around them with a smaller shuttle truck if needed.

  • 03

    Closed-van crews during dust season

February through May, Permian dust storms (haboobs and sustained sand-laden winds) blow grit through open trailers and exposed loads. Closed-van crews are the default for our Permian moves March through May; mention dust-sensitive items at booking and we add the closed-van protocol to the estimate.

  • 04

    Pool access drives furniture-around-the-house routing

Many homes have backyard pools — fenced, gated, or screened. Some side and rear yard accesses are narrower than the front of the house. Side-yard routing is identified on the walk-through; pad-wrap and dolly choice is sized to the narrowest pinch point.

  • 05

Time corporate relo paperwork against arrival

Cartus, Sirva, Aires, and other corporate relo coordinators have different documentation rhythms. Most have a 7-14 day pre-move-day checklist that triggers our COI filing, the customer's appraised-value declaration, and the destination-property COI requirements. We work the relo coordinator's checklist rather than against it.
