Diamondback Energy closed its $26 billion merger with Endeavor Energy Resources on September 10, 2024 and kept HQ in Midland, and ExxonMobil's 2024 acquisition of Pioneer Natural Resources is still pulling engineering, geoscience, and production-ops headcount into town from Las Colinas and Houston. That consolidation is the current move-flow engine — Cartus, Sirva, Aires, and Graebel relo files landing on inbound houses in 79705.
The operational story for movers is dust. February through May is dust season in Midland — closed van only, mattress bags mandatory, and open-trailer pad-wrapped furniture gets sandblasted before it ever reaches the new house. Add in I-20 / SH 191 truck traffic during the 5-7 AM and 5-7 PM oilfield shift change, and move-day timing is half the planning. Tier 1 — luxury / executive (mostly 79705 and northwest 79707): Saddle Club Estates (gated, $700K-$1.4M, 3,000+ sq ft, near Midland Country Club and Midland Polo Club), Saddle Club South (ungated companion section, ~$300K-$600K), Polo Park (custom contemporary, mid-$400Ks to low $600Ks, walkable to Midland Polo Club), Midland Country Club Estates / Mockingbird Lane corridor (anchors the highest-priced inventory in town), Mockingbird Ridge (Betenbough Homes new construction near Fairgrounds Road, walkable to Hogan Park Golf Course), Heritage Oaks (Mark Payne Homes development, mature oak streets, Greathouse Elementary).

HOA reality: Confirmed HOAs registered with Texas in Midland County include Midland Quail Ridge, Deer Meadows, Pecan Grove, Rock Point, Southwest Midland Property Owners, Green Tree, Pecan Acres, Saddle Club South, Greenwood Terrace, and Greenwood Flat Iron. Many are board-self-managed rather than run by national PM shops, so vendor pre-clearance, COI requirements, and dumpster rules get negotiated case-by-case with the board treasurer. We run closed van only during this window. If you're moving outdoor furniture, patio sets, or open-frame items, expect us to wrap and box more than a standard summer move. Wind-driven caliche dust gets into everything that isn't sealed.

Avoid the 5-to-7 AM and 5-to-7 PM oilfield shift-change windows on I-20, SH 191, SH 158, and SH 349.
We schedule local crews 8 AM to 4 PM. The crew-change rush on the basin's spine roads is a billable problem if the truck sits in it.

Greenwood acreage driveways need a shuttle plan on wet days.
Caliche driveways are fine for a Sprinter in dry weather; a 26-foot straight truck will rut a wet caliche drive. We stage at the road and shuttle in if the forecast calls for rain.
