Course-frontage homes occupy the premium tier; non-frontage homes within the broader Ratliff Ranch development trade at the mid-tier price point.
Street character: Wide, clean, low-traffic streets. Easier truck access than typical urban Odessa neighborhoods. The course itself buffers the development from Northwest Odessa industrial activity — quieter than the rest of NW Odessa.
Schools — Ector County ISD: - The Northwest Odessa attendance zones funnel through ECISD elementary, junior high, and Permian High (the MOJO side). - Verify current attendance zones at booking; ECISD has redrawn boundaries multiple times in the last decade.
Adjacent landmarks: - Music City Mall (4101 E 42nd St, ~5 miles south). - University of Texas Permian Basin (UTPB), 4901 E University Blvd, Odessa 79762 (~6 miles). - The Northwest Odessa industrial belt (oilfield-services yards, fabrication shops) sits to the west and north — Ratliff Ranch is buffered from it by the golf course.

Wide-street truck access
Ratliff Ranch has some of the most truck-friendly streets in Odessa — wide, low-traffic, low-density. A 26-foot truck pulls into most driveways. Walk-through identifies any narrower interior streets, but the access is generally easier than typical urban neighborhoods.

Long-driveway carry on course-frontage homes
Some homes have driveways 75-100+ feet from the curb to the garage. The "long carry" can add 15-30 minutes of time on the clock vs. a typical residential move. We surface this on the walk-through and quote accordingly.

Side-yard routing for specialty items
Hot tubs, swim spas, pool tables, and pianos heading to course-view rooms often go through the side or rear yard rather than the front. Side-yard width and any back-gate width are measured on the walk-through. Where the side-yard pinch is too narrow, we coordinate hoist or specialty rigging.

February through May, sustained Permian Basin dust events require closed-van trucks for high-value moves. Furniture and antiques are sealed against airborne dust during transit and reassembly. We add this to the estimate during dust-season bookings.
