Cedar Park's master-planned stock is denser than Round Rock's — Twin Creeks, Buttercup Creek, Avery Ranch, the Brushy Creek-adjacent communities all run HOA management with vendor-list requirements. The Avery Ranch border zone deserves special attention. Avery Ranch officially straddles the Round Rock ISD / Leander ISD boundary. Mature canopy on some interior streets.
