Master-planned subdivision HOAs require vendor pre-clearance and COIs at most addresses. Cedar Park's master-planned stock is denser than Round Rock's — Twin Creeks, Buttercup Creek, Avery Ranch, the Brushy Creek-adjacent communities all run HOA management with vendor-list requirements. We file COIs naming the HOA 24-48 hours ahead. We know the patterns at the major subdivisions.
The Avery Ranch border zone deserves special attention. Avery Ranch officially straddles the Round Rock ISD / Leander ISD boundary. Family-move decisions that hinge on school district require verifying which side of the line the specific address sits on. 183A toll road access changes the move logistics. The 183A toll road runs north-south through Cedar Park, giving us direct access to Leander, Liberty Hill, Lago Vista, and the Hill Country beyond. For out-of-state corporate-relo inbound flowing through the Austin metro, the 183A route makes Cedar Park a viable family destination that wouldn't have been before the toll road opened.
Mature canopy on some interior streets. Established sections (Buttercup Creek, parts of Vista Oaks) have mature live-oak and pecan canopy at 12-13 ft clearance — below the 13'6" of a standard moving truck. We scout the address before move day and bring a 16- or 20-foot shuttle when the 26-footer is borderline.
