The dominant residential mover-demand driver is Dell Inc. and the surrounding tech employer pull. Dell's Round Rock HQ employs 13,000+ staff at the One Dell Way campus; the surrounding tech ecosystem (Cypress, NXP regional offices, smaller scale-ups) adds another 5,000-10,000 office jobs. The Dell-employee transfer pattern. Dell runs frequent intra-Round-Rock moves (upsizing from a starter home to a family home as careers advance) plus Round-Rock-to-other-Dell-city transfers (Austin proper, Boston, Bangalore, others). Both directions are routine work for us. The corporate-relo paperwork is straightforward when the transfer goes through a major RMC.
The Round Rock ISD school-year calendar. Family moves cluster mid-June through mid-August so children start the new school year at the new address. Booking 4-8 weeks ahead is recommended for this window. We staff up for it.
The Brushy Creek master-planned access. Most Round Rock subdivisions are master-planned with HOA-managed common areas. Some require COI naming the HOA. Many have construction-traffic restrictions, parking enforcement, and time-window rules for moving vehicles. We track the HOA requirements per subdivision.
Old Town Round Rock has older-home quirks. Pre-1980 single-family homes with smaller lot widths, older driveways, sometimes detached garages with tight turning radii. Some homes have basement-level garages. Some have second-floor walk-ups from the garage. The truck-and-shuttle plan is per-address.
The Brushy Creek and Avery Ranch border zones. Some neighborhoods technically split between Round Rock ISD and Leander ISD — important for school-year-driven family moves where the parents are deciding which side of the line to land on. We don't advise on the school district; we coordinate the move once the decision is made.
The Dell campus periphery commercial overflow. Some moves are residential-to-residential but tied to Dell's leased office space rotations across the campus. Office moves into the Round Rock corporate park can be coordinated with the residential leg through our commercial team.
