Moving to Georgetown, TX: A Sun City Relocation and Downsizing Guide

Georgetown is really two moving markets in one city. One is the historic Williamson County seat, with the Square, Southwestern University, and the established neighborhoods inside the Inner Loop. The other is the one that fills most of our Georgetown schedule: Sun City Texas, Del Webb's 55+ active-adult community on the north side of town. A typical Sun City move looks like this: a couple sells a 3,500 sqft family home in Illinois, Minnesota, Ohio, or California and moves into a 2,200 sqft single-story home in Sun City. That's a long-distance move and a downsize at the same time, and it goes best when both are planned together.
Moving Into Sun City Texas
Sun City has single-story homes from about 1,400 to 2,800 sqft, three golf courses, a Social Center, and a Health & Wellness Center. The Sun City Community Association runs the community. What matters on move day:
- Two staffed gatehouses. Our crew has to be on the vendor list with a Certificate of Insurance on file and an arrival window set before the truck shows up. We file all of that 48 to 72 hours ahead, at the same time we confirm your date.
- A [Certificate of Insurance](/glossary/certificate-of-insurance) naming the association. We provide it, usually within 24 to 48 hours.
- The under-19 residency rule. Grandkids helping out on move day are usually fine. If one is staying overnight during the move, we check with the association first.
Moving within Sun City, from one floor plan to another, is a local move. A 1,800 to 2,500 sqft single-story home with normal access usually takes 5 to 7 crew hours with a 3 to 4-person crew. Local moves are billed hourly with a 2-hour minimum, then prorated in 15-minute increments.
Plan the Downsize Before You Price the Truck
The biggest surprise in a Sun City relocation is usually volume. A family home's contents won't fit a smaller single-story home, and paying to haul furniture across the country only to give it away in Texas wastes money. So the downsize decisions belong in the estimate, not on move day.
Your move planner walks the origin home with you, in person or over video when distance calls for it, and sorts everything into three groups: what makes the trip, what goes to donation, and what goes to haul-off. The written estimate is built on what's actually going on the truck. If the decisions need time, we can spread the origin work over several days.
If you'd like more help than that, with floor-planning the new home, sorting, and settling in, our senior move management service in Georgetown handles the whole process. For the moving side itself, see our senior moving page.
When to Move, and the Texas Heat
Inbound long-distance moves into Sun City cluster in spring and fall, when people avoid the Texas summer. Those slots fill 6 to 10 weeks ahead, and we hold yours once the written estimate is signed. August is the hardest month on crews and on fragile items. When your dates are flexible, April through early June or September through November is the better bet. If you need to move in summer, we start early in the morning and plan extra breaks for the crew.
Bridging the Gap Between Closings
The two closings rarely land on the same day. For a short gap, on-truck storage keeps everything loaded on the truck and is billed daily, subject to schedule. For a longer gap, portable storage means the same crew seals your things into vaults we hold until the Sun City home is ready. Your estimate names the storage cost up front. See our storage options for details.
When the Family Is in Another State
Often the adult children live somewhere else and want to stay in the loop. Your move planner can send them updates, photos of the loaded truck, and a video of the final walkthrough if you'd like. Everyone deals with one point of contact from the first estimate to the last box. If you're the one planning a parent's move from a distance, our guide to moving elderly parents to another state covers the family side.
We also handle estate moves, when a Sun City resident has passed away and the family is clearing the home, often from out of state. We work with the executor on what ships to which heirs, what's donated, what's hauled off, and what stays to stage the home for sale, and we can spread that work across several days.
The Rest of Georgetown
- Berry Creek. An established country-club neighborhood on the north side near IH-35 and Williams Drive, with production and custom homes. It's partly gated, and the gated sections follow the same COI and gate-clearance steps as Sun City.
- Cimarron Hills. A gated country-club community off SH 29 with custom homes, bigger lots, and long driveways. At the top end, a white-glove move is common.
- Inner Loop and the Square. Older neighborhoods on smaller lots with easier truck access. When there's an event downtown, parking and street access around the Square get tight, so it is worth checking your date against the downtown calendar.
- Wolf Ranch, Teravista (Georgetown side), Lakewood, Saddle Creek, Madison Oaks, and San Gabriel Heights are all regular stops for us too.
For families with school-age kids, the Georgetown ISD schools people ask about most are East View High, Georgetown High, James Tippit Middle, and Forbes Middle.
Before You Book
- Send photos of your current home and, if you have them, the Sun City floor plan.
- Share both closing dates so we can plan any storage gap.
- Start a rough keep / donate / haul-off list. It doesn't need to be final.
- Flag heirloom pieces, a piano, or art that needs extra care.
