Some properties have driveway-only land access; others have boat-dock-only water access (sometimes used for the move when the land driveway is single-lane and the move has 30-foot truck requirements). We work the lake side when it makes sense and the boat-dock owner agrees.

Spanish Oaks gate procedure. Spanish Oaks is a gated luxury community with a vendor pre-clearance requirement. We file 48-72 hours ahead with COI naming the HOA. We have multiple Spanish Oaks resident files on record; we know the gate workflow.

Steiner Ranch HOA + access. Steiner Ranch (borderline Lakeway / borderline Austin) runs HOA-managed common areas + sub-development gate compliance. COI required at most addresses. Lake Austin sub-zone has water-access specifics.

How we actually run it.

Site survey mandatory for every Lakeway / Bee Cave estate move. Senior estimator + project lead walk the property with the homeowner (or the homeowner's personal assistant / property manager). Load + transit. Fragile and high-value pieces are crated, padded, and blocked and secured against the truck wall. Multiple trucks staged for a full-estate move. Long hauls scheduled direct to limit time in transit.

Destination delivery. Detailed placement against the destination floor plan. Specialty handlers complete art and furniture-conservation placement.
