Lakeway & Bee Cave reality

What this looks like here.

Lakeway and Bee Cave together form the Lake Travis luxury-residential band west of Austin. Lake Travis waterfront properties + Rough Hollow's gated lake-view estates + Spanish Oaks + Steiner Ranch (which borders the Lakeway zone) + the high-end family compounds along the 360 / Bee Cave Road corridor. The residential profile runs $1.2M to $8M+ custom homes with significant private acreage, wine cellars, art collections, custom-finished interiors, boat docks, lakefront pools, and detached guest houses.

The move demographic is executive-tier, family-tier, and retirement-tier. Tech founders and executives often choose Lakeway or Spanish Oaks for the lake access and the Eanes / Lake Travis ISD school options. The Austin tech wave (2018-2024) pulled significant inbound; some are now outbound to other markets. The retirement / part-time-resident segment has also grown — Texas-no-income-tax + Lake Travis lifestyle attracts a meaningful cohort from California, the Northeast, and the upper Midwest.

The custom-home reality means every move is a one-off. Standard suburban move templates don't apply. We site-survey, plan, and execute case-by-case. Estate moves often run multi-day, sometimes multi-week (especially when a partial decommission / partial keep / partial donate / partial estate-sale pattern is in play).

Why this market is different

Not a generic playbook.

White-glove is the entire move, not an add-on. Lakeway and Bee Cave estate moves run on white-glove tempo from start to finish. Inventory tagged item-by-item. Specialty packing materials for art and antiques. Custom crating for irregularly-sized items (the floor-to-ceiling sculpture, the antique pool table with hand-carved legs, the founder's collection of vintage HiFi gear, the wine cellar with 500-1,500 bottles).

The wine cellar move is its own scope. Lake Travis estates frequently include serious wine cellars. We have crew trained on wine handling — temperature-controlled transport, vibration-minimized loading, climate-stable transport vehicles. For collections above ~300 bottles we typically do a dedicated wine-cellar-only sub-move alongside the main household move.

Art collections demand specialty packing. Estate-tier homes commonly include $50K-$500K+ in art (paintings, sculptures, photography, sometimes museum-quality pieces). We coordinate with the homeowner's art handler when one is in scope (some pieces are placed by the original gallery or by a specialty art-handler). Our crew handles standard-tier art and antiques; museum-quality and specialty pieces are coordinated.

The detached guest house / pool house / barn is part of the move. Most estate-tier properties have at least one detached structure — guest house, pool house, barn, boat dock storage, sometimes a custom workshop. Each gets its own walk-through during the site survey.

The lake access reality. Some properties have driveway-only land access; others have boat-dock-only water access (sometimes used for the move when the land driveway is single-lane and the move has 30-foot truck requirements). We work the lake side when it makes sense and the boat-dock owner agrees.

Spanish Oaks gate procedure. Spanish Oaks is a gated luxury community with a vendor pre-clearance requirement. We file 48-72 hours ahead with COI naming the HOA. We have multiple Spanish Oaks resident files on record; we know the gate workflow.

Steiner Ranch HOA + access. Steiner Ranch (borderline Lakeway / borderline Austin) runs HOA-managed common areas + sub-development gate compliance. COI required at most addresses. Lake Austin sub-zone has water-access specifics.

White-glove is the entire move, not an add-on. Item-by-item inventory tagging, photo documentation at origin, climate-controlled transport for art and wine.

Our local process

How we actually run it.

Site survey mandatory for every Lakeway / Bee Cave estate move. Senior estimator + project lead walk the property with the homeowner (or the homeowner's personal assistant / property manager). The walk identifies: main house room-by-room scope, detached-structure scopes, wine cellar (count + cellar climate specs), art collection (count + value tier + handler relationship if any), specialty items (gun safes, pianos, pool table, custom furniture, antique inventory), and any partial-decommission scope (donate / sell / store / estate-sale).

Pre-move (2-6 weeks ahead): detailed written estimate. COI filed at HOA / gate (Spanish Oaks, Steiner Ranch, Rough Hollow). Specialty handlers coordinated (art handler, wine cellar specialist, custom-furniture restorer if pieces need pre-move conservation). Crew sized — typically 6-12 movers + 1-2 supervisors + a project lead for a full-estate move.

Pack-out (1-3 days for full estate). Specialty packing materials staged. Inventory item-by-item tagged. Photo documentation of high-value items at origin. Each room packed in sequence. Wine cellar packed last (climate-stable boxes, vibration-minimized).

Load + transit. Climate-controlled trucks (wine cellar + sensitive art require it). Multiple trucks staged for a full-estate move. Sometimes a separate dedicated truck for the wine cellar.

Destination delivery. Detailed placement against the destination floor plan. Specialty handlers complete art and furniture-conservation placement. Wine cellar re-installed; cellar climate verified before re-stocking.

Post-move. 48-72 hour follow-up walk-through. Detailed inventory exception report with photo documentation. Estate-tier claims (if any) handled with the same care as the move itself.

Local pricing factors

What moves the number.

Pricing depends on the move. Specific to Lakeway & Bee Cave — these are the levers we weigh when we write the estimate.

Estate scope (square footage + acreage + detached structures).

Primary cost driver. Multi-day full-estate moves price by total scope: main house + guest house + pool house + barn + storage outbuildings.

White-glove tempo.

Built into every estate move. Specialty packing materials, item-by-item inventory tagging, photo documentation, climate-controlled trucks.

Wine cellar specialty.

Dedicated wine-cellar handling for cellars above 200 bottles. Climate-stable transport, vibration-minimized loading. Itemized on the estimate.

Art handler coordination.

Standard art handled in-house. Museum-quality or gallery-placed pieces coordinated with the homeowner's art handler. Coordination at no extra fee; specialty handler's charges separate.

HOA + gate compliance (Spanish Oaks, Steiner Ranch, Rough Hollow).

COI filing, vendor pre-clearance, gate-coordination. Built into the process; no premium for the compliance step.

Storage in transit + partial-decommission scopes.

Many estate moves run partial-decommission patterns: some keep, some store, some donate, some estate-sale. We coordinate with the estate-sale firm or donation pickup. Storage in transit 30/60/90+ days available.

Estate-move pricing is case-specific. No off-the-shelf rates. Site-survey scheduled within 3-7 days of inquiry; written estimate within 5-10 days of survey.

Questions we get

About Lakeway & Bee Cave moves.

Do you handle wine cellars on estate moves?
Yes. Cellars above ~200 bottles typically get dedicated wine-cellar handling: climate-stable transport, vibration-minimized loading, sometimes a dedicated wine-only truck. Below 200 bottles, the cellar is integrated into the main move scope with climate-controlled boxes.
What about art collections?
Standard art handled in-house with specialty packing materials and photo documentation. Museum-quality or gallery-placed pieces coordinated with the homeowner's art handler. Coordination at no extra fee.
Can you do partial-decommission moves (keep / store / donate / estate-sale)?
Yes — common in Lakeway / Bee Cave estate work. We coordinate with the estate-sale firm or donation pickup. The donate/estate-sale items get separated, packed (or not, depending on the firm's requirements), and either handed off or moved to a staging site.
Do you have COIs on file at Spanish Oaks and Steiner Ranch?
Yes — multiple resident files on record at both. New move = COI re-issued 24-48 hours ahead with vendor pre-clearance through the HOA.
How long does a full Lakeway estate move take?
Highly variable. A 6,000 sq ft home with a guest house and wine cellar typically runs 6-12 days from pack-out start to destination placement complete. A multi-property compound consolidation can run 3-6 weeks.
Can you handle the boat or boat-related equipment?
We handle boat-dock storage contents (life jackets, equipment, marine batteries, etc.) but not the boats themselves. Boat moves are a specialty vendor — we coordinate timing if a boat move is part of the larger scope.
Do you store furniture for closing-date gaps?
Yes — 30/60/90+ day storage in transit. Climate-controlled, on the same crew rotation, no second move-out fee. Common during estate sales when the new home isn't ready by the close date at the old.
